DERBY – A Valley-based business wants to move to a highly visible location at the corner of Roosevelt Drive and Cedric Avenue in west Derby.

Superior Water & Radon Systems, LLC is in contract to buy 433 Roosevelt Drive, the longtime site of an antiques shop. The sale is contingent upon Superior getting a special exception use application and site plan approved by the members of the Derby Planning and Zoning Commission.

That’s according to a letter on file in Derby City Hall from the lawyer representing the owner of 433 Roosevelt Drive.

Members of the commission accepted the application Aug. 5 but did not discuss it in detail. They scheduled a public hearing for Tuesday, Sept. 16.

According to a statement of use submitted by Dominick Thomas, the lawyer representing Superior, 433 Roosevelt Drive has about a half acre of land with two buildings.

Superior wants to connect the buildings, and use a front building as office space. The rear building would be used for supply storage, a work area, and a place to park the company’s well pump truck.

The business would operate from 7 a.m. to 5 p.m. Monday through Friday, according to the submission.

The land at 433 Roosevelt Drive is in Derby’s “B-2” zone, according to the city’s online assessor’s database. That’s a business zone “designed to provide sites for essential retail services in or adjacent to residential neighborhoods,” according to Derby’s zoning code.

Roosevelt Drive, also known as state Route 34, is a busy road that connects Interstate 84 in Newtown to Interstate 95 in New Haven. The properties surrounding 433 Roosevelt Drive opposite the Housatonic River are heavily residential stretching toward Hawthorne Avenue.
