Main Street Building Sells For $600,000

DERBY — The building that houses Fratelli’s Restaurant was sold to a limited liability company for $600,000, according to a deed filed in the Derby Town/City Clerk’s Office.

The deed is dated June 23. The buyer is listed as DD 34 LLC.

On June 25 the restaurant posted on Facebook that it was closing down the business due to construction next door.

Fratelli’s was at 181 Main St., next to 195 Main St., a dilapidated four-story building owned by Derby Shores LLC. A contractor for Derby Shores LLC took out demolition permits for 195 Main St. in April, then started to take the building down. 

However, worked quickly stopped, apparently because of a common wall between 195 Main St. and Fratelli’s next door. The Valley Indy reported June 23 that a private deal might be in the works between Derby Shores LLC, Fratelli’s, and 9 Minerva St., a vacant former pizzeria. 

The same law firm, Dombroski HIllis LLC, has been involved in each recent real estate transaction.

Mayor Richard Dziekan’s administration previously said a deal could see the corner of Minerva and Main streets redeveloped in some fashion.

In an email, Mayor Dziekan indicated the plan is to knock down the structures for a redevelopment project.

I look forward to seeing their plans to develop that property,” Dziekan said. And, as for Nick, the owner of the Fratelli’s, I wish him the best of luck.”

More details will become known if and when the entities apply to the Derby Planning and Zoning Commission or the city’s building department.
