ANSONIA — A redevelopment proposal for the former John J. Sullivan’s property on Wakelee Avenue will probably receive approvals from the city’s Planning and Zoning Commission this month.
Wakelee Avenue Enterprises, LLC has an application pending to build a gas station and convenience store at 557 Wakelee Ave. next to exit 19 of Route 8 north.
Not included in the plans — a 25-room motel, a proposal that drew heated opposition from neighbors and city government last year. The developer revised the plans to eliminate the motel proposal last June.
According to documents made available to the public, the project will include a gas station with four pumps and an 1,800 square-foot convenience store. The gas station is could be open 24 hours a day, though that depends on the tenant.
The existing, 10,510 building — previously Molto Bene, J.J. Sullivan’s, and Rapp’s Paradise Inn — will keep an existing bar and restaurant.
A covered patio will be added to the property, and a small office will be constructed in the existing building’s first floor.
The project provides 119 parking spaces, which is seven more than required by Ansonia zoning.
At an Ansonia P&Z meeting held online Feb. 28, attorney Dominick Thomas, representing the applicant, asked for and received a 30-day extension so that some slight revisions could be made to the project’s site plan.
Members of the commission indicated they will approve the redevelopment application.
The property has been vacant since 2016. Plans to put housing on the site in 2018 never moved forward.
The next Ansonia P&Z meeting is scheduled for March 28.
