New Owner Eyes Development At Downtown Shelton Property

CONTRIBUTEDAnother mixed-use development is in the works for a property in downtown Shelton. 

A limited liability company has bought 62 Center St., a commercial property at the corner of Coram Avenue, for $410,000, according to a press release from a commercial real estate broker.

Alan Fischer, of Fischer Real Estate in Orange, announced the transaction Thursday (Nov. 3).

The buyer is 62 Center LLC, which is managed by Shelton resident Brett Fodiman, according to the Secretary of the State’s office.

The land was owned by two family trusts, Fischer said. Land records list Susan Merrill as trustee of the 0.17-acre property.

It currently houses Jeff’s Appliances, Gary’s East Coast Service, Chantel’s Beauty Salon, an auto repair building, and a three-family house.

Fischer said the new owners are looking to redevelop the property.

In yet another example of the resurgence of the downtown area, the new owner plans to demolish the existing structures and construct a multi-level mixed-use building with a restaurant on the ground floor, 39 apartments above and underground parking,” Fischer said.

That plan has not yet been put before any of the city’s land use boards, Fischer said.

It’s one of several plans in the works for development downtown.

Across Center Street a building owned by the Matto family which burned down in January 2014 is in the process of being redeveloped.

Across Howe Avenue from that building a new mixed-use development is rising on property owned by Shelton developer Angelo Melisi.

And the nearby long-abandoned Chromium Process building on Center Street will soon be demolished as well. City officials have said the site will become a parking lot in the short-term.
